Before 1900 there is often no damp course at all. Between the wars there is usually a bitumen one that has aged out. On a modern slab there is a membrane and rising damp is not the mechanism.

A garden bed, a path or a driveway sitting above the damp course carries water straight past it. Lowering the ground is often cheaper than any treatment.

Why Ipswich homes get rising damp: Ipswich is the oldest provincial city in Queensland, and it has the housing to prove it. The centre and the older suburbs carry solid masonry from the 1860s onward, built before the damp proof course was standard practice and in many cases built without one at all. A solid wall is a single continuous path from the footing to the plaster, so whatever is in the ground has a route all the way up.
Ipswich has a humid subtropical climate with most of its rain arriving between November and March, often in heavy falls rather than steady drizzle. That pattern matters for damp in two ways. Ground that is saturated repeatedly through a wet summer keeps a wall wet long enough for water to climb it, and the same humidity produces condensation on cool internal surfaces through the cooler months. The two look alike to an owner and behave completely differently. A wall that is worst in February and improves by August is behaving like ground water. Rising damp only affects ground floor walls, because the water comes up out of the soil. If you can see any of these low on a wall, get a full assessment. A specialist takes moisture readings inside and out, checks the ground levels around the house, and puts the cause in writing — before the plaster and the skirtings are damaged, and before anyone quotes a repair.




An even horizontal line, usually somewhere between 600mm and 1.2m above the floor, on a ground floor wall. It marks the height where water stops climbing because it evaporates as fast as it arrives. Condensation and leaks do not draw a level line.
Salt left behind when the water evaporates out of the wall. It can look like a dusty white fur, or like crystals in the mortar joints. It often looks worse in a dry week, which confuses people, because dry weather is when the evaporation is fastest.
Not a bubble in one spot but a strip of blistering that follows the same height along the wall. Modern acrylic paint on an old solid wall traps water behind it, so the paint lets go before the plaster does.
Timber in contact with a damp wall swells, then rots from the back. A skirting that gives under a thumbnail while the face still looks sound is a good early sign, and it is the one most often painted over rather than investigated.
Particularly in a room that has been built in underneath, or a front room that gets no sun. The smell arrives before the staining does, and it is the reason a lot of people ring in the first place.
The ceiling is dry, the top of the wall is dry, and the damage is all in the first metre. That distribution is the strongest single indicator that water is arriving from below rather than from a roof, a gutter or a pipe.
In Ipswich the honest first answer is often no. Condensation, a shower leak, a failed downpipe and reactive clay all produce a wet wall, and none of them is rising damp.
On a Queenslander this is the whole question. The original house is on stumps and dry; the room added at ground level is where the water is getting in.

Rising damp is ground water climbing a wall. Everything else - the salt, the lifting paint, the smell - follows from that one fact.

The difference is that flood salt does not need an ongoing water source, so installing a damp course will not fix it. The salt has to be drawn out of the wall.
Usually not directly. Much of Ipswich sits on reactive Walloon clay, which swells when wet and shrinks when dry, and that movement cracks render. A crack then lets water in, so you get a wet wall — but the mechanism is movement, and injecting a damp course will not stop it. We would not recommend spending money on one before a physical barrier and the ground conditions have been dealt with. If you are considering one, ask the supplier for a controlled trial rather than testimonials, and get the guarantee terms in writing.

Often, yes. If a garden bed, a path or a concrete driveway sits above the damp course, it is carrying water past a barrier that is working perfectly well. Lowering the ground outside is cheap, permanent and frequently the entire answer. A specialist who does not look outside before quoting is not doing the assessment properly.
Injecting a damp course and replacing render generally does not require development approval. Drainage work, retaining walls over a certain height and any structural repair can. Ipswich City Council is the authority and their planning team will tell you before you commit to anything.
Rising damp is gradual deterioration, and home policies almost universally exclude it. A sudden event — a burst pipe, a storm, a flood where you hold flood cover — is a different matter and may well be covered. Read the wording on gradual damage before assuming either way.

If you are buying, yes, and read what it says about moisture carefully. A building and pest report flags moisture but is not a damp diagnosis, and the two get confused. If a report has flagged damp on a house you are buying in Ipswich, that is exactly the point at which a specific assessment is worth the money.
